Victoria Falls, one of the world’s most spectacular natural wonders, straddles the border between Zimbabwe and Zambia. This UNESCO World Heritage Site is fed by the Zambezi River, with approximately 75% of the falls visible from the Zimbabwean side.

Choosing accommodation in Victoria Falls depends on what kind of experience you seek—Zimbabwe offers the best panoramic views of the falls and a lively town atmosphere, while Zambia provides a more intimate, river-focused retreat with exclusive lodges and tranquil surroundings.

Wherever you decide to base yourself, remember that with the KAZA UNIVISA ($50, 30-day validity, available to 65 nationalities including UK and US), you can visit both sides during your stay. However, you will need to pay entry fees for both the Zimbabwe ($50) and Zambia ($20) sides of the falls.

Staying on the Zambian side of Victoria Falls is about embracing the river and the wildlife along its banks. Many lodges are set along the Zambezi, offering serene escapes with direct access to river-based activities such as sunset cruises, canoeing, and fishing.

Some of our Favourite Places to Stay on the Zambia Side

  1. Waterberry Lodge – Located around 28km upstream from the falls, Waterberry offers a tranquil escape with simple river-facing cottages, excellent birdwatching, and relaxing boat safaris. It’s a great choice for those looking for an authentic and peaceful retreat in a pretty setting.
  2. Tintswalo at Siankaba – A peaceful, eco-friendly hideaway about 40km upstream from the falls. There are seven tented rooms set on two private islands in the Zambezi River, linked by walkways. This boutique lodge is ideal for honeymooners and those looking to immerse themselves in nature while still being within easy reach of the falls—a perfect place to relax before or after a safari.
  3. Thorntree River Lodge – A contemporary, high-end lodge offering stylish accommodation with private plunge pools, gourmet dining, and good access to all the activities available in this area. Located about 15km upstream from Victoria Falls, it is just a 20-minute drive from Livingstone. Perfect for travellers wanting luxury, adventure, and relaxation in one place.
  4. Tongabezi Lodge – A world-renowned luxury lodge offering exclusive, individually designed houses and cottages overlooking the river, about 12km upstream of Victoria Falls. With exceptional service, personalised excursions, and a romantic atmosphere, Tongabezi is a top choice for those seeking a unique, high-end experience.

Zimbabwe

Zimbabwe provides the classic Victoria Falls experience, with stunning views of the falls and easy access to the lively town of Victoria Falls. Here, visitors can explore the national park, enjoy adrenaline activities like white-water rafting and bungee jumping, and dine at excellent restaurants. Accommodation options range from charming guesthouses to world-class luxury lodges.

  1. Batonka Guest Lodge – A boutique guesthouse built in a colonial style, offering comfortable and stylish accommodation just outside the bustling centre of Victoria Falls town. With a peaceful garden setting and warm hospitality, Batonka is ideal for those looking for an affordable yet high-quality and relaxing stay.
  2. Ilala Lodge – One of the closest lodges to Victoria Falls, recently refurbished Ilala Lodge offers comfortable accommodation in a prime location. The lodge has a bustling hotel atmosphere, two pools, and a choice of different rooms. It is within walking distance of the main attractions, including Victoria Falls Rainforest, which is about 10 minutes away.
  3. Matetsi Victoria Falls – A five-star retreat set in the Matetsi Private Game Reserve on a lovely stretch of the Zambezi River. The lodge blends luxury with a wild, safari setting. With exceptional service, gourmet cuisine, and access to both river and safari experiences, it’s a fantastic option for those wanting to extend the safari experience—though the wildlife here is not as prolific as in other areas of Zimbabwe.
  4. The Victoria Falls Hotel – The grande dame of Victoria Falls accommodation, Victoria Falls Hotel exudes colonial charm and timeless elegance. Although the hotel is possibly not as slick as it used to be, it is steeped in history and has wonderful views of the Victoria Falls Bridge.

Where to Stay in Victoria Falls – Conclusion

Choosing where to stay in Victoria Falls depends on whether you prefer the vibrant energy and sweeping views of Zimbabwe or the serene, river-focused retreats of Zambia. Many visitors opt to stay on one side but visit both, making the most of the KAZA UNIVISA to enjoy different perspectives of the falls. Whether you choose an exclusive island lodge, a charming guesthouse, or a luxurious riverside retreat, a visit to Victoria Falls promises an unforgettable experience.
